Langley Roundup: News + Events for July 7th, 2025

By Rainer Fehrenbacher

Good morning, friends!

Monday brings a mixed bag of developments across the Fraser Valley, from housing market shifts that still leave working families priced out to community events that actually won't break the bank.

While Langley's real estate market shows signs of cooling, detached homes averaging $1.6 million remain a pipe dream for most workers. Meanwhile, local businesses continue their exploitative practices, using part-time scheduling tricks to dodge benefits and keep young employees struggling.

On a brighter note, Langley Township's upcoming water fight at Willoughby Community Park proves that fun doesn't have to cost a fortune, and a pickleball tournament is rallying support for Douglas Park Community School.

Beyond our borders, BC Green leadership candidate Emily Lowan is taking aim at corporate oligarchs, while major banks are forcing workers back to the office despite employee resistance. Plus, the B.C. Lions pulled off a thriller in Montreal, and local hammer thrower Camryn Rogers continues smashing records.

Fraser Valley Real Estate Takes a Summer Slide

While real estate sales picked up slightly in Langley last June, housing remains catastrophically unaffordable for working-class families, with detached homes still averaging $1.6 million and even condos approaching $600,000.

Despite a 33 percent drop in sales below the 10-year average and prices falling modestly, homes remain more than double what they cost a decade ago, reflecting how decades of car-centric suburban sprawl and inadequate density have created an artificial scarcity that benefits wealthy speculators.

The market's "buyer-friendly" conditions offer little relief to workers priced out by a housing system designed to enrich property owners rather than house people, while increased inventory suggests the speculative bubble may finally be losing steam.

Langley Township is hosting its third annual Community Water Fight on August 7th at Willoughby Community Park at the Langley Events Centre, offering another no-cost community event that brings families together without breaking household budgets.

The free event from 4 to 6 p.m. welcomes all residents with their own water guns, followed by a country-rock concert at 7 p.m., continuing the Township's commitment to accessible Summer Nights programming.

While the City of Langley charges $5 for its water fight, the Township's approach reflects how public events can serve working families rather than create financial barriers to participation.

A University District resident has called out local employers for deliberately keeping workers in part-time positions to avoid paying benefits, pensions, and sick leave that full-time employees deserve.

Brian King highlights how businesses are using two part-time workers to do the job of one full-time employee, maximizing profits while denying young workers economic security and career advancement opportunities.

This letter exposes the deliberate exploitation of Langley's workforce by employers who prioritize corporate savings over workers' livelihoods, demonstrating why stronger labor protections and union organizing are essential to combat these predatory business practices.

Major Canadian banks including BMO, RBC and Scotiabank are demanding workers return to the office four days a week this fall, exploiting current economic uncertainty to strip away flexible work arrangements that employees fought for during the pandemic.

Employment lawyers report that companies are taking a harder line against workers who resist, using the threat of job loss to impose unilateral changes to working conditions.

While some workers may find protection through family status or medical accommodations, experts warn that employees who refuse could face dismissal without severance, highlighting how corporate power has grown while worker leverage has weakened in today's uncertain economic climate.

Emily Lowan has launched her bid for BC Green Party leadership with a bold platform calling for "people-powered resistance" against corporate greed and government complacency.

Her campaign, titled "Fight the Oligarchs, Fund Our Future," directly confronts Premier Eby's corporate-friendly policies, including the Trump-backed Prince Rupert Gas Pipeline and Bill 15's power grab that undermines Indigenous rights.
